UPDATE IN RESPECT OF 14TH VENTURE FLOATED AT ATTAPUR BY THE SOCIETY

Dear Member,
The Managing Committee(MC) would like to inform the members that the proposed amendment to the GO No.45 providing reservations to EWS/LIG is yet to be issued.  Though, a favorable amendment was expected by the builders association (APREDA), individuals, societies etc., the same is being delayed for various reasons.  You might have also gone across press reports in this behalf. Members are informed that several mega projects are held up in the State for want of amendment to the above GO.  A favorable decision is expected early.  Members are requested to kindly go through the clipping of THE HINDU dt 14/12/2011 in this connection.
 However, without waiting for the expected amendment to the above GO, the Managing Committee has applied for plan approvals for A, B, C, D, H, I, J, K Blocks as per the existing rules,  so as to avoid further delay in commencing construction work.  Plan approvals are expected in 2 to 4 weeks time.  Once approval letter is issued by the GHMC work will start in full swing. Further, the MC has chalked out plans to catch up the time lost by employing separate batches of workers for each block in two shifts and use the latest machinery, equipment, technology extensively.  The MC profusely thank the members for their co-operation being extended.

Status of Apartment Venture

The Managing Committee thank the members for their overwhelming
response to the Society’s 14th Venture floated at Attapur for
construction of Apartments. . At this juncture it is our bounden duty to
update the members of the status of the project.
As of now, 95% of the flats have been booked. The Municipal Plans
have been submitted in the GHMC for approval. Approvals are
expected soon. Ground works such as internal road formations, rock
cutting, excavation and other works are nearing completion. Once
plan approvals are received, footings and slab works will begin. Loan
process with bankers will also begin simultaneously. It is ascertained
from the GHMC that all plan approvals for major projects are
temporarily put on hold for want of certain clarification on the issue
of EWS and LIG reservations as per the Jawaharlal National Urban
Renewal Mission Scheme. We expect the issue is likely to be settled in
a couple of weeks. So far the venture is progressing as per schedule.
Once the plan approvals are received, members will be intimated about
the loan process.

          The Accountant’s General Office Co-operative Housing Society Ltd., was established in 1959 to cater to the housing needs of the staff, working in the Indian Audit and Accounts Department. Since then, the Society has developed 14 ventures in prime locations in the Twin Cities.  The present membership is over  5000. The ventures developed by the Society have become model colonies in the Twin Cities.  To name a few,  Sham Nagar being maiden venture followed by Anand Nagar, Maruthi Nagar, Sarada Nagar, Kaktiya Nagar, Padmanabha Nagar, Saptagiri Nagar, Narasinghi Heights, Nalanda Nagar and Sanjeevini Hills at Hyderguda Village, the XII venture at Gundla Pochampally(82 Acres), the latest venture being developed at Athvelly village, near Medchal in 80 Acres.  The Society, in its continuous endeavor to provide housing needs to the employees working in the IA&AD has embarked on construction of Luxury Apartments at affordable price, as its 14th Venture, just 11.5 KM from office.  The project will come up in 6 Acres as a gated community with ultramodern facilities like Club House, Play Courts, Swimming pool etc,.

          The Society helped its members fulfill their dreams and aspirations to have a house of their own.   The Society allotted plots to about 2300 members so far and after completion of New Venture at Athvelly, and 14th Venture, 1000 more members will join the rest.

          All the above successes could be possible due to the vision,  planning, commitment and timely execution of projects by the successive Managing Committees in the last 50 years, a quality that was imbibed  in all aspects by the staff  in the IA&AD.  On the occasion of completion of 150 years of IA&AD, the Managing Committee rededicates itself to provide affordable and quality housing for its members.

The Managing Committee expresses its heartfelt thanks to the Accountants’ General for the co-operation being extended to run the Society successfully.

                             N O T I C E       

The Managing Committee is happy to announce the booking of flats with effect from 10.02.2011 in respect of  Society’s 14th Venture floated at Attapur.

Brochures containing typical floor plans and specifications are available in the Society’s office.  Members desirous of booking flats are requested to go through the brochure before booking flat of their choice.

The choice of the member for a particular flat shall be considered by the Society if there is no competition for the same.   However, if there is more than one member choosing  a particular flat, the allotment will be made on the basis of lottery.  Hence members are advised to make themselves available with sufficient funds before the date of booking.

The area mentioned in the brochure includes 21% common area viz., corridors, lifts, stair cases, common amenities etc.,.

The price is Rs.1790/- per Sft which includes all amenities and car parking.  Metro water Connection, Electricity Meter deposit and registration charges are extra.

Loans:

The Society will facilitate loan arrangements for balance payments through Public Sector Banks, LIC Housing Finance and Private Scheduled Banks subject to fulfilling of conditions as may be stipulated by the banks.  However, members are free to make their own arrangements.

While every effort is made by the Society to accommodate all the members according to their choice by acquiring sufficient land, the allotments and area of flat may vary, depending upon the bookings and for technical reasons.

Members are required to sign Tripartite Agreement with the Society and the lending banks for availing loans.
